Elevation/Terrain – This is a mostly rolling desert ranch with large rock hills in the middle of the ranch and small mountains to the NE. The elevation varies from 1400 ft to 4000 ft. The elevation at the Wickenburg headquarters is 2100 feet above sea level.

*Note: The BLM, as the majority of the leased land, claims superior right to the operating capacity on the AZ State Land Department and BLM leases. Also, the ranch is eligible for Ephemeral increases. These are often in the spring after winter rains. The current owner has run an increase of 1100 stockers in the spring of 2022 and an increase of 1000 head of stockers in 2023. These increases are above the base numbers.

Vegetation and Feed – Grama Grasses can be found in the upper elevations along with Bush Muley. The browse is plentiful with Mormon tea, some Salt Bush, Mesquite, Palo Verde and Iron Wood. Additionally, the ranch supports a strong spring flora and fauna including Fileria, Indian Wheat and a strong mix of spring forbs local to the area.

The irrigated pastures are currently in production with Bermuda and natural grasses.

Water –

Water on Lease Lands

There are 24 wells in use on leased lands. 22 of the wells are solar. The conversion to solar allows the ranch a savings in operating costs. Two wells are on generators. One of the wells is a hot well and would be best suited to remain on a generator.

The ranch has many dirt tanks in various stages of production.

Deeded Wells-

There is a domestic and stock well connected to electric service located at the North House.

The Main Houses and the Casita are served by two irrigation wells with one irrigation and one domestic pump in each well.

Cattle – None included at this sale price but cattle are negotiable by private treaty with a completed ranch transaction.

Improvements

Corrals-

There are 3 working corrals. Corrals are located at the house headquarters, the 10X HQ, and the South Corrals.

Almost all of the range wells have water lots with ground load trailer loading.

There are 12 horse stalls that open to irrigated pasture.

Pastures-

There are 11 pastures and 3 large holding traps.

Housing-

The main house located at 37280 S. Rincon Road, Wickenburg, AZ 85390, is a very appealing ranch headquarters with paved road access, nestled among large trees with irrigated fields. The home has two bedrooms, two bathrooms, an excellent modern kitchen and a swimming pool. There are good working corrals and some out buildings.

The largest house, affectionately called “The Guest Ranch,” is located at 27330 S. Rincon road. The house is a short trot from the main headquarters and on contiguous deeded parcels. This is a four bedroom, three bathroom home, with paved road access and irrigated fields. The home has wonderful views of the fields and horse pens which turn out onto the irrigated fields.

El Casita is a one bedroom, one bathroom, guest house located adjacent to The Guest Ranch. The Casita house was remodeled last year.

North Ranch is a good two bedroom, one bathroom house with a well and corrals located at 35475 S Rincon Rd. This area of Rincon Rd is dirt but well maintained.

Note: The ranch includes an income from the rental of “The Guest Ranch” and Casita. Upon the end of the lease the new owner may choose to continue to lease the house or not. North Ranch is currently used as a house for ranch management.
